Once a fire alarm system is installed and verified, S536 is the standard it lives under. The fire code makes the building owner responsible for keeping the system operational, and S536 defines what demonstrating that looks like in practice.
The rhythm of the work
S536 structures ongoing care into intervals. The anchor is the annual inspection and test performed by a qualified technician: devices tested, the control unit and power supplies checked, signals confirmed, and the results documented in an inspection report the owner keeps on file. Between annuals, the standard assigns shorter-interval checks, the routine daily, weekly, and monthly items that catch obvious trouble conditions early. In practice the short-interval items fall to building staff and the annual falls to a fire alarm service contractor.
The report is the product
An S536 annual without a complete report is a test that may as well not have happened. The report is what the owner shows the fire inspector, the insurer, and, after an incident, the lawyers. Read one critically: it should identify the system and its parts, state what was tested, and record results and deficiencies plainly. Owners should treat a thin, checkbox-only report from a cut-rate provider as the warning sign it is. For service contractors, the report is also the paper trail proving you did what you were paid to do.
Deficiencies mean something
The annual exists to surface problems: devices that fail to operate, batteries out of spec, circuits in trouble, ancillary functions that no longer trip. A deficiency list is not an upsell; it is the system telling the owner where it will fail during a real event. The standard’s job ends at documenting the condition. The fire code’s expectation that the system be maintained operational is what obliges the owner to act on it.
What trips people up
Two things. First, the boundary with verification: if this year’s “annual” happened to follow a renovation, the renovated portions needed S537 verification, and an S536 test does not stand in for it. Second, monitored systems: testing sets off signals, and coordinating with the monitoring station before, during, and after the test is part of doing the job properly, both to avoid false dispatches and to confirm signals actually arrive.
